Throw the scripts out the window!


Instead of boring, monotonous, outdated scripts narrow in on a few key things.


1. Speed to opportunity! This has never changed meet them where they are. Have a conversation when they are in the buying or selling mode.


2. Follow up with a consistent cadence. Simple, right? But most agents don't do it and I'm gonna break down why I think that is.
I think most agents don't follow up because they don't know what to say.


They don't know what to say because they've been sold on the importance of scripts. They've been sold that you have to have the perfect script to make the sale. Well guess what... there is no perfect script for follow up because all of your follow ups are in different silos of the sales funnel and the buying or selling process.


One size fits all doesn't work in follow up and that is where scripts handcuff a lot of agents.


I've said this for years... THE SCRIPTS ARE USELESS IF YOU DONT HAVE A GREAT CONVERSATION WITH THE HUMAN ON THE OTHER END OF THE PHONE


Yes! The quality of the conversation is way more important than the script you did or didn't follow.


Let's break this down even further and go into sophisticated communication framework.


A. Seek first to understand then be understood. Throw out your agenda


B. Handle objections in advance, don’t wait for them. Rookies wait for objections. Pros handle them in advance.

C. Base your next question on their response NATURALLY, not like some automated robot. Listen to understand vs listen to reply

D. You’re the GUIDE make them the HERO. Allow them to be the hero of their own story

E. Great sales people ask great questions. You have 2 ears and 1 mouth for a reason, you should be listening teice as much as you talk. Self discovery is the number one way to get a human being to make a choice and take action.

P.S. I'm not saying don't have scripts. I'm saying successful sales people go deeper than just scripts.

P.P.S This is the framework I used to personally set 31 listing appointments in 30 days. Notice I said framework and not script.
